Letting your property

We find you the right tenant, conduct all viewings, conduct reference checks and prepare any documentation needed to let your property.

Inventory Fee

Our inventory check-in fee starts from £120, and will scale depending on the size of property. Inventory check-in is payable by the tenant, and by the landlord at checkout.
4% – Transparent and Fair.

Rent & Deposit

A holding deposit minimum of £500 is required to secure a property of which a security deposit (usually six weeks) and one month’s rent in advance is payable before tenants can move in.

Finding a tenant
We provide professional photography, floor plans, and clear property descriptions. Our properties have full premium visibility across all major property portals.

This helps attract the right tenants for your property. We take care of all registration, viewings and negotiate offers based on your criteria.

Accept an offer
Once we’ve found a suitable tenant, we carry out all appropriate checks before providing any formal offer.

We usually discuss the outcome of this with the landlord, and provide clear and honest advice about the offer.

Reservation Fee
As soon as an offer is accepted, the tenant settles a holding deposit. At this stage, we process any documentation and referencing, and collect the initial rent and deposit required from the tenant.
Referencing
We use Rent4Sure to conduct comprehensive referencing on all prospective tenants which includes credit checks, income references and landlord references.

We require a UK guarantor or six months rent in advance for students or prospective tenants who fail to meet our referencing criteria.

Deposits
We request a deposit to the sum of approximately 6 weeks rent, which is held in a deposit protection scheme (DPS) – this is a legal obligation for both landlords & letting agencies, and is therefore necessary.
Tenancy Agreements
We draft and prepare a fully compliant Assured Shorthold Tenancy Agreement which is sent to all parties electronically via DocuSign for review and signing.
Moving In
We will ensure that your property is ready for the tenant to move in. This includes arranging contractors for any maintenance and decoration work, furnishing and appliance requirements, and professional cleaning as necessary.

We also carry out a full inventory check at the beginning of the tenancy, which is chargeable to the tenant. Inventory checks at the end of a tenancy are chargeable to the landlord.

Property Management
If you have opted for property management service, then we will take care of the following on your behalf: property maintenance, tenant requests & issues, annual safety compliance checks, and rent collection.

Rent collection is transferred promptly to the landlord, minus any fees owed.

NowProperty is registered with the Property Ombudsman and complies with the “Code of Practice for Residential Lettings Agents“, assuring that we can deliver to the highest possible standard. All managed property security deposits are held in a DPS custodial scheme, offering peace of mind for all parties.
